For the years leading up to the end of 2019, the Australian Purpose-Built Student Accommodation sector witnessed significant growth in occupancy demand as a consequence of compound annual growth in international student numbers across Australia. 

Now in the third quarter of 2020, where current conditions have brought restrictions on international student arrivals, we’re seeing an impact on occupancy levels and pressure on average bed rates.
Despite this, Australia continues to be considered one of the world’s leading higher education destinations and the fundamentals of the Australian education sector remain present. 

In this research report we provide a snapshot of the Australian market, an introduction to the New Zealand PBSA sector and also include a technical piece on the valuation of PBSA.

Guy Wells

Guy has over 10 years of property experience with the primary focus over this time on the Hotel and Student Accommodation market originally in the valuation division and more recently. Guy qualified as a valuer in April 2011 and specialised in the valuation of hotel and leisure assets providing valuation and consultancy advice for a variety of property classes including accommodation hotels, gaming venues, pubs, clubs, motels, tourist parks and reception centres until early 2014. 

Since then Guy has specialised in the the hotel and student accommodation sectors as a Sales agent with a broad base of experience in the sales of pubs, motels, hotels, and student accommodation assets. Guy has been actively involved in the growth of the Student Accommodation sector across Australia particularly within Melbourne transacting a number of sites to a wide variety of major operators.

In addition to traditional real estate sales, Guy undertakes Hotel Management Agreement negotiations having worked for Salta Properties (Hotel Indigo - Docklands), Vicinity Centres (Hotel Chadstone - M Gallery by Sofitel) and Century Group (St Regis Melbourne) amongst others.

I joined Colliers International in 2019 as Assistant Valuer, Hotels for the Valuation & Advisory Services team. I specialise in hotel valuations across both single assets and portfolios.

Our services range from financial reporting valuations, insurance requirements, mergers, acquisition and disposal, rent reviews, due diligence reporting to capital raising and feasibility studies.

In addition, I am in my final year of studying a Bachelor of Property Economics at University of Technology Sydney.

I maintain an active role, outside of Colliers International, in the wider property industry as Member of the Young Property Professionals, Australian Property Institute.
