Challenge
The timing of the report coincided with the COVID-19 pandemic which has influenced and accelerated market trends including Work from Home (WFH), online shopping, satellite offices and shared facilities. This coloured our perspective and analysis of each market and the potential uses identified for Sydney Olympic Park.
Strategy
Our Commercial Analysis and Master Plan Review was approached in three stages, commencing with understanding the current development landscape and market for each proposed use including retail, commercial, residential, short term accommodation and leisure and recreational.
Our approach proceeded to drill down into the Master Plan, tying in our knowledge of the market to assess the viability of the proposed developments.
Following our market analysis and Master Plan review, we conducted market sounding with Olympic Park stakeholders to gauge insights into the major drivers of stakeholder investment into the precinct, impediments, constraints and limitations as well as opportunities to meaningfully activate the precinct in line with the Master Plan.
Results
We produced a detailed report providing structured advice including key recommendations, stakeholder feedback and opportunities to unlock value for SOPA.
