Challenge
Our Colliers Industrial expert Paul Tierney was appointed to sell or lease 622-626 Port Road & 2-4 Jeanes Street, Beverley by an Expression of Interest (EOI) campaign. Owned by Precision Components Australia Pty Ltd the property is a prime corner site offering 8,626sqm of building area available. The site was entrusted by the client who had used the facility as the businesses manufacturing home since the1980’s. Our challenge with leasing and selling the asset was to ensure we secured the tenant and purchaser as the negotiations were being protracted due to changing market conditions.
Strategy
The team put together a complete marketing strategy that ensured throughout the EOI campaign key enquiry was captured. This comprehensive marketing strategy included a mix of digitally-led and offline marketing items being used to cover all requirements within the market looking to either lease or purchase property. Signboards captured enquiry through the exposure on Port Road and East avenue, along with web listings and email marketing that tapped into the Colliers extensive database. The marketing strategy combined with the overall persistence and local knowledge the Colliers team had allowed for continued negotiations within the uncertain climate of the market at the time due to changing conditions.
Result
We were successful in leasing 2-4 Jeanes Street to Dulux Group Australia Pty Ltd on favourable terms of 6+5+5 years. With the balance 622-626 Port Road sold to a local private investor/developer with vacant possession. The sale comprised a leased portion and vacant portion and provides the new owner with secure long-term income as well as the opportunity to refurbish or redevelop the balance of the site.
