Colliers was sell-side adviser to Niam in the recent sale of a major office portfolio to NREP. The portfolio comprises more than 32,500 sq m distributed over three properties located in Kgs. Lyngby and Søborg.
From one major Nordic property fund to another: On behalf of Niam, Colliers has facilitated the sale of a Greater Copenhagen portfolio to NREP. The portfolio is composed of three attractive and well-located office properties:
Nybrovej 116, DK-2800 Kgs. Lyngby
This former Pihl & Søn head office is an accomplished masterpiece, in terms of style as well as architecture – and probably Denmark’s youngest listed building. Comprising 9,740 sq m floor space, the property is today fully let, having been vacant for a number of years.
Vandtårnsvej 83A, DK-2860 Søborg
The property was constructed in 2009 as an up-to-date multiuser property of close to 16,685 sq m. An impressive atrium construction creates light and air in the property, functioning as a natural and beautiful focal point and meeting place for the property’s tenants.
Telefonvej 8D, DK-2860 Søborg
The property was originally constructed in 1949 as part of Gladsaxe Telefonfabrik, which until 1990 produced telephones, etc. Today, the property contains office space and a fitness centre. In addition, part of the main building houses a community centre. Overall, the property comprises approx 6,200 sq m.
“Over the past seven years, Niam has put time and effort into the optimisation of the portfolio. The properties have been developed, upgraded and DGNB-certified, strong tenants today occupy formerly vacant areas – and Niam therefore concluded that the time was right to pass the baton. We are proud to have played a part in making this happen, and we are confident that NREP is the right owner to continue the favourable developments”, says Kristian Axel Nielsen, Director of Colliers Capital Markets.
