Domestic pension fund AP Pension partners up with KanAm Grund Group on office development in the Nordhavn district of Copenhagen, which is to include the future head offices of Nykredit and AP Pension. Colliers facilitated the transaction.
In an unrivalled and prominent micro location on the waterfront in the Nordhavn district, AP Ejendomme is constructing the approx 75,000 sq m Svanemølleholm office development. Designed by PLH Architects, it will comprise the future head offices of Nykredit and AP Pension, respectively, along with a multiuser office building and a shared parking basement.

Designed with a keen focus on social sustainability, Svanemølleholm will offer a range of public-oriented facilities such as fitness centre, café and civic restaurant. Apart from servicing the office tenants, the facilities are intended to open up the property to the outside world by inviting in the local community.
Scheduled for completion in H2 2023, the new office buildings are expected to qualify for DGNB Gold certification.

The transaction is structured as a so-called forward sale of a 50% stake in the company that will hold the office property on completion. The buyer is KanAm Grund Group, acting on behalf of a German pension fund.
