The Challenge
- Nine had been in their existing owned location, in Willoughby, for over 60 years
- They had sold their site for redevelopment and had a defined time period to relocate to new purpose-built leased premises
- The relocation was complex given the 24/7 operations could not miss a beat with the unique architectural, services and engineering requirements
The Strategy
- Due to the unique nature of Nine's requirements we determined a 'building within a building’ concept to provide them full autonomy within a commercial office tower
- The Tenant Advisory team led a comprehensive accommodation search, handled all lease negotiations and secured accommodation that delivered to the complex brief
- Colliers Project Management team were appointed for due diligence within the site analysis stages and managed the delivery of the fitout
The Result
- We secured 15,000sqm within 1 Denison Place, North Sydney on behalf of Nine; they were the first pre-commitment tenant within the 60,000sqm building. Subsequently secured additional 6,000sqm when Nine merged with Fairfax
- Achieving significant cost savings and design outcomes to meet Nine’s multifaceted needs
- Over $7.5 million of additional savings and a very favourable lease was secured managing risk and operational requirements
- Rent achieved now significantly below market
