The Property: Freestanding, circa 1970’s warehouse and office/showroom, provided good container access and hardstand. Total lettable area of 1,300 m².

The Challenge: We worked with our client who owned a premises in Villawood of circa 1,300sqm that was vacant. We began working with an occupier who was active in the market, seeking to find the right premises and occupy within a short timeframe of just four weeks.
We came to the party late on this one, the tenant was already running around with multiple separate Western Sydney agents, they also had the challenge of having to find a place and occupy with four (4) weeks’ time. 

The Process: Our expert Angus Urquhart was working with the occupier in the Sydney South market, however there was not a suitable property available that met their size and budget requirements.
Angus referred the occupier to Sydney West agent Todd Clark, seeking a premises to suit their requirements. The team collaborated closely, kept in constant dialogue to present new opportunities to the occupier to meet their strict requirements in the right timeframe.  properties that were originally out of their original brief remit. 

The Result: We worked quickly, securing an inspection of the property on the Saturday, followed by a signed Heads of Agreement on Monday. The occupier signed the lease and were occupying the Villawood premises within three weeks of their initial inspection. 
Although an active occupier working with multiple agents, we were able to find the right premises at the right size and budget quickly, by collaborating our expertise. The occupier signed the lease at full asking rent with no incentive on a two year term.
