Investment volumes subdued in H1 2025, in-line with 2024 activity.

Our latest Global Capital Flows report examines the trends impacting real estate investment activity globally and where the potential opportunities are. As we get past the mid-point in 2025, it is clear that the initial pensive months of Q1 have continued into Q2. Asia Pacific is displaying resilience and continuing to play a pivotal role in global capital flows.  

Key highlights:  

  • Singapore, Japan and Hong Kong are among the top 10 global capital sources. Japan and Australia are among the top 10 capital destinations. Seven out of the top 10 land and development sites are in Asia Pacific.  
  • EMEA retains the largest share of investment for cross-border capital on a 12-month rolling basis, featuring 7 of the top 10 destinations – UK remaining number one. 
  • Multifamily remains the number one sector, however office investment activity has picked up on a global basis and has seen much stronger levels of activity in APAC & EMEA.  
  • Data centres is seeing the biggest expansion in fundraising of all sectors to date in 2025, attracting 35% of new funds raised. This is significantly above the 15% average during 2020-2024.
