Melanie Shi has more than 20 years experience in valuation and negotiation of commercial real estate in both private and public sector. She has appraised more than 1,000 commercial properties in Lower Mainland. Her clients include all major banks, government agancies, property owners, developers, lawyers and accountants. 

Her areas of expertise include industrial properties, deveopment lands, park lands, railway coridor valuation and partial interst valuation for expropriation purpose, with thorough highest and best use analysis. 

Appraised quite a few corridors including CPR Van Horne Way Corridor, BC Hydro interst in CN Railway Corridor, Arbutus Corridor;

Presentation of "Corridor Valuation" in 5th World Association of Valuation Organizations Congress;

Appraised larger assets from downtown high rise office towers, regional shopping centres, to mid market assets like industrial properties and residential development lands to small strata units; strong cash flow anlaysis skills;

Public sector experience includues government agent acquired all types of propery interests including expropriation of a fee simple interest of an industrial land in Richmond, 2022; a SRW interest in Surrey, 2021, negotatiatd water lot licence with the Port Authority, granted licences to private owners. 

Acquired multiple park lands for City of Burnaby and Metro Vancouver Regional District.
