P.J. Cusmano, MAI, MRICS, currently serves as the Executive Vice President of the Eastern U.S. Region for the Colliers Valuation & Advisory Services team, which includes professionals in most major markets east of the Mississippi River. Prior to this role, he served as the Executive Managing Director of the Florida Region. Mr. Cusmano has been actively engaged in real estate valuation and counseling since 1996. He has prepared appraisal reports for a wide variety of clients, and has extensive experience with all major property types, including multifamily residential, retail, industrial, office, hospitality/lodging, and agricultural. Specialized experience includes self-storage, manufactured housing communities, senior housing, healthcare, and special purpose properties.
Comprehensive specialized expertise in multifamily properties, specifically conventional apartment communities, affordable housing communities, condominium and townhouse projects, and student housing. Aside from conventional financing, he has significant experience with various specialized financing programs utilized for these projects including FNMA DUS, Freddie Mac, Low Income Housing Tax Credits (LIHTC), SAIL, and USDA Section 538 programs.
Mr. Cusmano is nationally known for his expertise with various FHA/HUD programs, including 221(d)(4), 223(f), full market studies, and preliminary market studies.
Mr. Cusmano is a state-certfied appraiser in Florida, Georgia, Alabama, Mississippi, South Carolina, North Carolina, Texas, New York, Virginia, Arkansas, Louisiana, Michigan and Tennessee. He formerly served on Integra Realty Resources' Corporate Development and Marketing committees. He also served on the Advisory Board for the FSU Real Estate Program’s committee for FSU’s annual Real Estate Trends and Networking Conference, as well as the Board of Directors for Bayshore Little League in Tampa, Florida.
Leamon currently holds the position of Managing Director for the Atlanta office of Colliers International Valuation and Advisory Services Group. He joined the Valuation & Advisory Services group in November of 2014. His primary focus is on the valuation of multifamily, office, industrial and retail properties in Georgia and the southeast. He has been in the valuation advisory industry since 2005, and previously worked for Integra Realty Resources and Duff & Phelps.
Leamon is a designated member of the Appraisal Institute (MAI), and is a certified general real property appraiser in Georgia and South Carolina. He received his M.B.A. from the University of Georgia's Terry College of Business in 2009, and earned bachelor's degrees in real estate and finance from the same institution in 2004.
Jeffrey R. Shouse, MAI is currently serving as the Executive Managing Director for the Sacramento, San Francisco, Fresno, Salt Lake City and Denver offices. He oversees the largest team at Colliers International Valuation & Advisory Services.
Jeff joined Colliers International Valuation & Advisory Services in January 1998. His primary focus is on the valuation of self-storage facilities, mobile home parks, and multifamily developments. Over the last several years, Jeff has appraised these property types in all 50 states. He serves as the Company’s National Self-storage Specialty Group Practice Leader. He oversees a team of 20 appraisers nationwide that are also specializing in self-storage. He has been invited to speak at several events for the Self Storage Association and California Self Storage Association throughout the years. His clients include lenders, developers, owners, attorneys, insurance companies, and redevelopment groups.
My career started with USDA in 1976. I started appraising farms & houses in 1977 along with my other lender duties. At age 25, I was made a manager of an office with 8-10 people under me. During that time, I developed management skills along with learning real estate finance & valuation. In 1985, I went to night school working on my MBA. During this period of time, I left USDA & became the Multifamily/Nursing Home Appraiser for HUD in the Richmond Field Office. I finished my MBA in 1988 & left the Federal Government. Since then, I have developed LIHTC Apartments, owned managed, and sold them. In 1990, I started a real estate appraisal company with my wife. It became the largest independently owned real estate appraisal company in Virginia. Subsequently, I broke the company into two firms; Residential & Commercial. I sold the Commercial company to Colliers International in October, 2014. At that time, we were doing about $2.0 million a year in gross revenue.
I am currently the Executive Managing Director for National Operations and oversee the Valuation Group in the Northeast. We have a dynamic team of experienced appraisers and staff focused on the valuation of a wide range of properties in the country. As An Executive Managing Director, I am actively engaged in serving and expanding my clients, recruiting new professionals and training the team.

Bruce Nell serves as the Executive Managing Director of Colliers International’s Columbus, Ohio office which provides valuation and advisory services throughout the Ohio Valley Region. He has extensive experience in commercial real estate, having completed assignments in all 50 states, Washington D.C. and Canada. Projects have ranged from CBD trophy high‐rise office buildings, Manhattan residential buildings, regional shopping malls, industrial facilities and numerous multifamily residential developments. He has facilitated client valuation needs in Puerto Rico, Mexico, Costa Rica, Portugal and New Zealand. He also serves as the National Practice Leader of the company’s Manufactured Housing Community (MHC) Valuation Group. Bruce has been nationally recognized for work with manufactured home communities and RV resorts. He has been a frequent speaker on MHC valuation for the Manufactured Housing Institute, as well as several state and regional associations.
As Executive Managing Director for Colliers Valuation & Advisory Services, Reid Erickson oversees the Seattle office, which covers Washington, Alaska and north Idaho. Our offer is local market knowledge, regional perspective and a national platform. The Seattle office has 15 appraisers, including 8 MAI’s. Reid joined Colliers (formerly Palmer Groth & Pietka) in 1990, and specializes in eastern Washington markets, across a broad spectrum of properties. Reid has served on various real estate panels, and has presented to a range of groups about USPAP, market value, risk management, and valuation methods.
