Population Growth Drives Demand

According to statistics provided by AXIOMetrics, multifamily vacancy in Southern Nevada decreased to 3.4% in the second quarter of 2021. Vacancy was 1.0 point lower than one quarter ago and 1.5 points lower than one year ago. Net absorption rebounded from negative territory in the first quarter to 3,089 units absorbed. New completions totaled 1,051 units this quarter. Asking rental rates increased to $1,243 per unit in the first quarter, an 13.9% YOY increase.
