Colliers is pleased to announce Idle Hands has leased 4,711 square feet at the previous Rosemont bar location at 910 Westheimer Road in Houston, Texas. The development, Montrose Collective, is a mixed used project developed by Radom Capital and was represented by Brittney Austin and Linda Rubiola of SHOP Companies. Hannah Tosch, Wade Greene and Chris Nash of Colliers represented the tenant in the transaction.

Idle Hands, currently on Rainey Street in Austin, Texas, is a partnership between Matt Wolski and Andrew Hunter. The new second location in Montrose will provide tropical craft cocktails, a full kitchen with roof deck/patio seating and live music seven days a week. They plan to open their doors this fall 2021.

910 Westheimer Road is located in the Inner Loop River Oaks retail submarket in Central Houston. The submarket contains 13 million square feet of retail space and currently has 631,000 square feet of available space. The Inner Loop River Oaks submarket recorded 247,000 square feet of positive net absorption year-over-year, and the vacancy rate is 4.8%. The average asking rental rate for this retail submarket is $32.74 per square foot.
