As the owner of Lee Kunz Development, I have close to 100 million dollars’ worth of Real Estate in Colorado, Florida, Michigan, and IL. Eric Bumgarner receives my highest recommendation. He is smart, a hard worker understands what motivates people, and very sophisticated in commercial real estate investments.

I have been involved with Eric on seven real estate parks totaling over 20 buildings throughout the entire state of Florida. Eric has acted as the Buying agent for us; in which his duties included the financial analysis of the asset, negotiations of the sale, preparation of the contract, and performing the due diligence items for us as we are out of state. Once acquired Eric also performed as the leasing agent in which he has always immediately added value to the property through leasing up vacancies and increasing existing rents, Eric has never let us down. He has gotten all of our properties 100 percent leased after our purchases and has had excellent negotiating skills in completing these tasks.

Eric has filled the role for me acting as our acquisitions agent on a national basis. He has identified numerous business parks throughout the country and has partnered with local agents in the out of state communities to acquire the property. His ability and savviness to cooperate with other brokers are unlike any that I’ve ever seen, and for that reason among others is why he is our trusted advisor. In addition, Eric will be my listing agent to sell a business park I own in Central Florida. He has analyzed every lease and every improvement completed at this park as to how it will affect the bottom line of the sale of the property.

Eric is a rare find in a commercial real estate professional, and this is something I noticed early on. He has always provided out of the box solutions to each project. I believe part of his attention to detail and work ethic comes from his days in the Air Force, which has proven to be an invaluable asset that he possesses. In addition, he has a wealth of knowledge in marketing and how to drive internet traffic to him. He has used this skill specifically in driving to tenants to my properties and has also used it in finding new properties.

Eric has worked seven days a week for us, and is always available on the weekends and late at night. - Lee Kunz Development

Q2 2021 Jacksonville Retail Market Report

Jacksonville’s industrial market continues to be white hot. Leasing activity is consistently strong, building sales are almost always oversubscribed and entitled land is hard to come by. Despite a small uptick in vacancy vs. the 2018 lows, rents continue to increase steadily as new inventory is leased rapidly. JAXUSA reportedly has more than 90 active projects in the works, which underscores the level of interest we are seeing in North Florida. Occupiers and investors alike have taken notice of the positive population trends and are moving operations in record numbers.

Q1 2021 Jacksonville Industrial Market Report

If there were a phrase to describe the current state of Jacksonville’s industrial market, it might be ‘all ahead full’. The industrial market benefited last year from a pandemic economy driven by e-commerce and it will continue to benefit from a reopening economy.

2020 Q4 Northeast Florida Industrial Market Report

Jacksonville’s industrial market finished 2020 much the same way it started the year: with tremendous demand, limited supply of modern space and high rents. New construction has created a ‘trickle up’ trend, where tenants that have been stuck in older, less efficient space are finally trading up to newer and frequently larger spaces
