Colliers APAC Real Estate Market Outlook 2021 - Key Themes for Property Markets

Logistics & Industrial sector and technology occupiers lead the way.



This report details prospects for the office and logistics/industrial sectors across the region in the light of likely recovery.

Colliers' experts also outline four of the key themes that Colliers expects to drive APAC property markets over 2021 – China Plus One strategy, technology occupiers, flexible workspace, and sustainability – and assess their implications for property occupiers and owners.


Key Forecasts & Outlook for Office Markets:
  • We expect aggregate leasing demand to rise 96% from last year’s weak level, but see new supply at 1.6x demand, which should depress rents by 6.1%

  • Rising vacancy should peak at about 15% at year-end 2023

  • High vacancy will be concentrated in China and India; vacancy will be lower in popular occupier locations like Sydney, Melbourne and Singapore

  • Most APAC office markets should favour tenants over the next year

  • Offices remain popular with investors; however, with demand and supply out of balance in many cities, office prices are unlikely to rise in the near term

Key Forecasts & Outlook for Logistics & Industrial:
  • The shift from physical to online retail has driven demand for logistics space, and COVID-19 has boosted e-commerce volumes

  • Expansion in cold chain, new warehouse designs and new infrastructure projects should fuel demand further

  • Most APAC markets now favour landlords

  • Rents should pick up in the big Chinese cities in 2021, with 3.0% growth in Shanghai

  • Higher incentives had made Sydney and Melbourne favour tenants, but with firm demand effective rents should rise 1.0-2.5% this year

  • Cap rates for Chinese logistics assets could fall below office cap rates within a few years

Terence Tang

A veteran in the real estate industry, Terence has more than 30 years of experience in principal real estate investment management and advisory services. Over the years, he has undertaken more than 150 real estate transactions, with a combined value of over USD12 billion – spanning different sectors across Asia.

At Colliers, Terence helms the Capital Markets & Investment Services Asia business, which is made up of a team of more than 130 senior Investment Services executives across the region.

Prior to joining Colliers, Terence was with Invesco Real Estate Group, where he was the Head of China before relocating back to Singapore to assume the role of Head of Southeast Asia.

Before Invesco acquired the Asia Pacific real estate fund management platform of AIG in January 2011, Terence was the Managing Director of AIG Global Real Estate Group, overseeing the real estate business in Greater China.

Prior to AIG, Terence led deal sourcing, evaluation, negotiation, due diligence, and acquisition of deals in Asia for the Government Investment Corporation of Singapore (GIC) as Senior Vice President, Investment & Asset Management. He also led the Asia Assets Restructuring Group, overseeing and ensuring improved asset performance for various commercial buildings in Asia Pacific.

Terence was formerly the Head of China Investments with Jones Lang LaSalle (JLL), where he was instrumental in setting up and heading the business unit. Earlier in his career, Terence was also the Managing Director of JLL Singapore before he left to join GIC Real Estate.

Terence is a frequent speaker at several real estate conferences, some of which include ANREV, Private Equity Real Estate (PERE) Asia Summit, China Global Real Estate Institute, Deutsche Bank Access China, Real Estate Investment World, and Vision Insights and Perspectives, among others.

Based in Singapore, Rakesh has over 16 years of experience across the APAC and MENA regions in the occupier and investor space, specialising in research, development consulting, investment advisory, valuations, and transaction management.
