We provide an evaluation of the relevant legal/formal documentation to ensure the property fully complies with local laws and regulation –this will include but not limited to a review of the Planning Permit with the Building Permit and the Occupation Permit including Sub Permits as provided by the relevant local authority
A review of the technical/construction documentation to ensure compliance with local building codes and regulation –Analysis and opinion of As-Built documentation ensuring conformity with regulation and valid notification according to local regulation
Carry out a condition survey of the Property including structure, roof, façade and all internal elements -architectural mechanical electrical installations including life safety equipment.
Provide a documented list of snag items found during condition survey including photograph evidence and estimated cost for making good –estimated Capex for Yr1 and Yrs2 to 5.
Review of maintenance documentation and Op-ex budget including in-use services review (Warranty/guarantee management, replacement cost estimates, major repairs, adaptations and improvements).
