Client Success: Office lease acquisition for PT Rodl Consulting

Introduction

PT Rodl Consulting is an audit, legal, tax, management and IT consulting company that offers end-to-end advisory in all audit, law, and tax-related matters, with an office in Tangerang. To be closer to their clients in Jakarta, PT Rodl Consulting decided to open a larger office located in a more strategic area, to enhance their company brand. Due to this decision, Colliers Indonesia Office Tenant Representation team was appointed to assist them in finding the most suitable office location.

Challenges

While working on this project, Colliers did not face many big challenges, but encountered some concerns.

  • PT Rodl Consulting specifically wants the office location in Jakarta to be in an area that has easy access to public transportation.
  • PT Rodl Consulting has limited information about the office market in Jakarta.
  • Finding an office building that meets PT Rodl Consulting’s requirements took quite some time.
  • PT Rodl Consulting required that three companies’ legalities be included in one lease agreement. There are limited landlords or developers that are able to do this.
Strategy/Services

There are several methods applied by our Office Tenant Representation team of experts to address these above concerns:

  • Find an office building located close to public transportation such as Transjakarta and MRT. Therefore, the search focused more on the CBD and
    South Jakarta areas.
  • Provide education and detailed information related to the current condition of the office market in Jakarta. This includes comparing the office market prices
    in Jakarta with those outside Jakarta, especially in the CBD area. Also, suggest the lease period that should be taken by PT Rodl Consulting in order to get a final competitive price.
  • The Office Tenant Representation team regularly follows up all the updated information to PT Rodl Consulting to help them determine their options for
    final decision.
  • Negotiate with the landlord and provide supporting data for their consideration, including three legal entities in one lease agreement.
 
Result

Colliers Indonesia Office Tenant Representation team successfully assisted PT Rodl Consulting in leasing an office located in the Sudirman area for a long term and getting a flat rental price for several years. This transaction opens an opportunity for Colliers to help PT Rodl Consulting relocate their previous office located in Tangerang.
