In 2H 2020, although the vast majority of warehouse and factory developers were affected by the Covid-19, it was found that some larger companies were able to lease over 100,000 sq.m. of warehouses, and many more are still on the pending contracts from businesses such as e-commerce business, food business and logistics business. It was impacted by the expansion of the e-commerce business benefiting from a work-from-home policy and consumer-related businesses that were likely to continue to grow.
It was found that foreign customers, including Chinese customers with an established presence in Thailand, continued to be interested in leasing factory and warehouse space in 2H 2020. The EEC area continued to be the focus for such demand, especially in the electronics and pharmaceutical sectors. As of 2H 2020, new supply of warehouses and factories for rent in Bangkok, Samut Prakan and EEC areas was very restricted. Colliers International Thailand found that many large developers were continuously looking for opportunities to expand their factory and warehouse businesses.
